Rules and Regulations

Rent- All rent must be paid in advance according to the terms of agreement with Pismo Property Management, Inc. and is delinquent on the next day. Tenant may not discount or deduct their rent at any time for any reason.

Security Deposit- Shall not be used toward last month's rent. Security deposit will not be returned until all Tenants have vacated the premises and all keys returned. Any security deposit returned by check shall be made out to all tenants named on month-to-month or lease rental agreement.

Notice to Vacate- A minimum of 30 days written notice to vacate is required.

Smoke Detector- Tenant shall be responsible for checking and maintaining all smoke detectors. Tenant shall immediately notify Pismo Property Management, Inc. in writing of any problem, malfunction or damage.

Renter's Insurance- Tenant's or guest's personal property and vehicles are not insured by Landlord, or Pismo Property Management, Inc. against loss or damage due to fire, theft, vandalism, rain, water, criminal or negligent acts of others. Tenant is advised to carry Tenant’s own insurance to protect Tenant from any such loss or damage.

Peace and Quiet- Tenant and guests shall not disturb annoy, endanger or interfere with other tenants of the building or neighbors, or use the premises for any unlawful purposes or violate any law or ordinance on or about the premises.

Joint and Individual Obligations- If there is more than one tenant, each one shall be individually and completely responsible for the performance of all obligations of Tenant jointly with every other Tenant, and individually, whether or not in possession.

 

Statement of Rental Policy

We are glad you are interested in our rental property. For your convenience, we have prepared guidelines used in processing all rental applications.

We are an equal opportunity housing provider- It is our policy to rent all units in compliance with all state, local laws and the federal Fair Housing Act.

Availability- Rental units become available when they are cleaned inspected and all maintenance has been completed. Rental unit availability can change as units become available during the day or are removed from the rental market due to rentals, cancellations or maintenance.

Valid photo identification and written authorization- You must be able to present current photo identification such as driver's license, military or state identification card or passport in order to verify your identity. If your rental application is approved, we will require a photocopy of your identification at the time of your move-in to be kept in your tenant file. You must authorize us to verify all information provided in your rental application from credit sources, current and prior landlords, employers, personal references, and allow us to run a criminal background check.

Occupancy guidelines- In compliance with all applicable fair-housing laws we have established restrictions on the total number of persons that may occupy a given rental unit. Occupancy will be limited to the persons indicated on the original residential lease or month-to-month rental agreement. Changes in tenant(s) will be made only with prior written agreement. Any proposed additional tenants must complete a rental application and be processed for approval prior to occupying the rental.

Application Process- All rental applications are evaluated in the same manner, and each adult applicant must complete a separate rental application form and pay the non-refundable application fee in advance. Any false or incomplete information will result in the denial of your application. If discovered after you are approved and have moved in, we reserve the right to terminate your tenancy. We verify each application through our own screening efforts and/or through the assistance of an independent screening firm. A credit report, criminal report, employment and rental references for each and every applicant in a given rental unit will determine whether our rental criteria has been met. We are usually able to process an application in one or two days.

Guarantors- If you do not meet one or more of the above criteria, you may qualify if a third party (guarantor) who resides in California agrees to the same application process and fee.
